EIFS


Question
We're looking to purchase an 11-year old home with an EIFS stucco exterior. We were told that the EFIS stucco has a life span of 20-25 years when well maintained and that the home would eventually need to be completely re-sided. Is this correct? Thank you.

What are EIFS?

Answer
EIFS, or Exterior Insultation and Finish Systems are wall systems made up of multiple layers that create excellent enegery efficiency.

EIFS layers consist of a substrate such as plywood, an adhesive, an insulation board, reinforcing mesh, base coat and a finishing coat.  This combination of elements acts like a thermal blanket for your home to provide insulation from the exterior to control the interior temperature.

EIFS have been used since the 1950's in both commercial and residential applications.  The finished look of EIFS is similar to stucco or stone and can be customized to satisfy your unique taste and style.

Stucco water stains and effervesance


Question
Water stains and signs of moisture under an upper deck have developed in the stucco above my patio door and under the deck. The building is only 2 years old. It appeared following snow sitting on the deck that water may have run behind the stucco itself. There is no sign of any water penetration inside the home. Investigation showed that the caulking on the deck between the cement and frame had loosened. Upon recaulking, the caulk slid between the the concrete an frame. Is caulking likely to resolve the problem or should it be further investigated?

Stucco's lifespan is conditional upon the elements, but generally speaking stucco can last a 100 years or more.

Why does water intrusion occur behind EIFS?

Answer
Water intrusion can originate from windows, doors, gable vents, penetrations or a variety of flashing and construction details. Poor maintenance of these components and other critical areas like caulk joints can also result in water intrusion.

How critical is it to inspect a home for water intrusion?

Answer
Inspection is critical, as finding issues early can ward off long term damage.  As water intrusion continues to occur undetected in a particular area, it can accrue to levels substantial enough to cause damage. Early detection of water intrusion is the key to minimizing or preventing such damage.  Damage can be significant if moisture intrusion goes undetected. Damage can become more serious if allowed to continue over time.
